Ghanaian rapper M.anifest has described the country’s practice of demanding several months or years of rent advance as unfair to tenants, saying the system places excessive pressure on renters.
Speaking on the Morning Bite segment of the Culture Daily morning show on 3Music TV and Pluzz 89.9FM, the musician said charging tenants multiple years of rent upfront creates an “untenable situation” for many people.
“The obvious take is that it just makes it an untenable situation for renters,” he said.
M.anifest acknowledged that landlords may have reasons for wanting large sums upfront but argued that such payments should be optional rather than mandatory.
“I think it should be an option and not a mandatory thing,” he stated.
The rapper suggested that landlords could instead offer incentives to tenants who are willing to pay a year’s rent in advance.
For example, he said a landlord could provide a discount to a tenant who chooses to make a lump-sum payment rather than demanding it as a condition for securing accommodation.
“I think it will make more financial sense if they take it in bits, like monthly,” he added.
The comments come amid ongoing public discussions about rent advances in Ghana, with many tenants raising concerns over demands for one, two, or even five years’ rent upfront.
Under Ghana’s Rent Act, landlords are prohibited from demanding more than six months’ rent advance in many tenancy agreements, although the practice remains widespread.
M.anifest’s remarks add to growing calls for stronger enforcement of existing rent laws and reforms to ease the burden on tenants, particularly young professionals and low-income earners, who often struggle to raise large amounts of money before securing accommodation.
The musician’s comments resonated with many Ghanaians who continue to grapple with rising housing costs and limited access to affordable accommodation.
